  • Do You Allow Pets?

    Yes! Pets are welcome at Avery Philly. Please register at PetScreening.com and reach out to the office with any questions.

  • Do you have a roommate matching system?

    Yes, we offer a roommate matching system. If you don’t have anyone in mind that you would like to live with, let us match you up with someone! There’s a Roommate Matching Sheet that you will fill out to let us know more about what you’re looking for in a roommate. Then, we spend weeks in the summer figuring out the best match for you based on that information.

  • How do I pay my installment?

    We accept payment via check, money order, or through the online system.

  • How do I receive mail and packages?

    Your mail will be delivered to your mailbox, which you can access 24/7. Packages will arrive at at the Package Concierge and the Package Lockers.

  • International Student Visas?

    We’re committed to making the leasing process as smooth as possible for our international residents. Our new International Student Visa Addendum is designed to provide peace of mind for students leasing with a visa, helping simplify the experience and remove unnecessary stress.   • Is there insurance coverage in the event of a fire, theft, or natural causes? Does my lease provide coverage for my belongings?

    Avery Philly requires tenant liability for every resident. All students will be automatically enrolled in a policy from a third-party tenant liability coverage for a small fee. If you would prefer to provide your own policy, you can do so. The third-party policy does not cover personal items, however if you choose to get your own policy, you can ensure that your items will be protected. Please reach out to the office for the requirements of your policy if you are interested in providing your own.

  • What Does Avery Being a Temple Best Nest Partner Mean?

    To be included as a Best Nest property, a residence must be located within Temple’s patrol zone and meet certain safety, security, and good neighbor criteria. Avery Philly is a Diamond member, the top tier of the program.

    The goal of this program is to offer Temple students the ability of searching off-campus housing options that meet certain safety, security, and good neighbor criteria. The Best Nest Program will allow for properties to display recognition as either a Cherry Certified property or a Diamond Certified program on their listing thus providing students with more information about the locations they consider living.

  • What does it mean to have an individual lease?

    Individual leasing means that each person is only responsible for their portion of the common areas and their bedroom. If your roommate ends up not coming back for the spring semester, you’re not responsible for their payment.

  • What if I need maintenance in my bedroom or apartment?

    If you need maintenance, simply go to the resident portal on our website and fill out a maintenance request. You can also call or stop by the front desk. If it’s an emergency, please notify the front office immediately.

  • What if I need to break my lease or don’t return?

    We understand that plans may change. If you are not yet accepted accepted into a Philadelphia Area College or University at time of applying, ask for our Worry Free Addendum! This will allow you to sign at Avery Philly without any concerns. If you are not accepted into a Philadelphia Area College or University, you can provide that proof prior to move in day, and we’ll release you no obligation.

    If you do not have that addendum and you cannot live at Avery Philly after signing your lease and/or moving in, you will need to re-let. Please call the leasing office for information on re-letting.

  • What is Your Temple Partnership?

    In addition to being a Temple Best Nest Partner, Avery Philly is offering an Essential Needs Assistance Program for Temple University Students. For the 2025-26 Leasing Year, Avery Philly is providing up to 40 Temple students with discounted rent – amounting to 6 months of free housing – and a food stipend. This program was created to address Temple students’ housing and food security needs, and students who have shown a demonstrated need for support (including assessment of financial and housing insecurity markers) may be approved for this program on a rolling basis.

  • What utilities are included?

    At Avery Philly, utilities are fully included: internet, water, garbage, and sewage.

  • When is my installment due?

    You have three options of installment payments to pay the total cost of your lease – one installment, two installments, or twelve installments. If you choose to pay the entire amount in a single installment, that single installment is due August 1. If you choose to pay in two semester installments, those installments are due August 1 and January 1. If you choose to pay in twelve installments, the first installment is due on August 1 and the remaining eleven installments are each due on the 1st of the next eleven months.

    Please note that these are all installment payment options and not monthly rent.
